We have added many new upgrades this winter including high speed broadband cable internet wifi and HDTV, Apple TV, 2 HDTVs, Wii gaming, new paint inside and out and rock masonry work on the front of the house. R & R Lakehouse Property:

This is a 1+ acre lakefront property located on the Ochoco Reservoir, 7 miles east of  Prineville and 40 miles east of Bend in sunny Central Oregon. It has a 2000 square foot home built in 2007. 


There is a large deck and lawn, hammock, boat dock, above-ground fire pit for roasting marshmallows, rope swing, kids’ plastic wading pool, a 10’ row boat, 8’ pedal boat, kids’ fishing gear, teeter-totter, tree house, and a wagon to pull small children around the yard. 


We have a very small orchard which may provide a few cherries, apples, pears and peaches. Some years we plant the fenced vegetable garden. Bald eagles, osprey and white pelicans are common.

The House:

R & R Lakehouse is a 3 bedroom 2 1/2 bath 2 story structure with 9’ high ceilings downstairs and vaulted ceilings upstairs. The house is 2000 square feet in size with construction completed in July 2007. It is equipped with central heating and air conditioning. 


Downstairs is one big open space with the kitchen, dining (chairs for 12) and comfortable living room. 


The kitchen is fully stocked with granite countertops, dishwasher, refrigerator/freezer with ice maker, dishes, pots and pans, microwave, electric ice cream maker, coffee pot, etc. There is a second refrigerator in the garage which can be plugged in and used as needed for overflow. There is an adjacent pantry and laundry room.


The couch makes into a queen bed and there is a half bath on the main level. 


Upstairs is a large game room that at this time is also a playroom/reading room but would make a great place for a bunch of kids on blow up beds if the adults feel lucky enough to have some privacy!  High speed broadband cable internet and HDTV were connected in February 2016 so you have fast connections to the world. 


Cell phone reception is good. There is one HDTV downstairs and another upstairs for watching TV, movies or DVDs. We have a very small DVD collection since most people prefer to Netflix or Hulu with video streaming using our Apple TV and 60” HDTV. 


The master bedroom has a king bed….


...and attached full bathroom.


The second bedroom has a set of queen bunk beds. 


The third bedroom has a queen size bed with a second queen size bed up a ladder in a small loft. We had in mind parents sleeping with kids, but the kids all like the bunk beds now so who knows! 


A sliding door leads out onto a huge deck with a propane BBQ, hammock, outdoor seating and fire pit patio. 


The house has a sand filter septic system which can handle up to 12 people per day with conservative use of the washing machine and shower. There is an outside shower on the deck with hot water for rinsing and a soaking tub (livestock water trough). Pets are OK in the insulated garage attached to the house.

The Lake:

Ochoco Reservoir is an irrigation reservoir whose water level varies seasonally. The lake is 3+ miles long. The house is located on the "slow" (5 mph or less) half of the lake which is perfect for swimming, fishing and paddling in small boats. The “fast” half of the lake is a 5 minute boat ride down the lake and has unrestricted speeds that make it ideal for wakeboarding, skiing, tubing, jet-skiing, etc. During the high water season (March-June) the lake is about 20-40 yards from the house; during the low water season the water's edge may be as far as 400 yards away during very low rainfall years. We had lots of precipitation this winter so the reservoir level will likely stay high for the 2016 summer season. Summer air temperatures are commonly in the 80s and 90s. The water gets very warm by the end of the summer and may develop a bloom of algae which is still safe to swim in. We have a 20 foot long dock which can be easily moved as the water level changes, but during low water years in the late summer and fall the dock can get stranded, requiring wading or use of a small boat to get out to your larger anchored boat (if you bring one). We also provide a 10’ rowboat and 8’ pedal boat for your use. If you have a ski boat or waverunners, these are nice to bring for quick access to the deeper water to wakeboard, tube and ski. The paved boat ramp is 1.6 miles away at the state park, where you can also camp (see link below). We provide a few small kids’ fishing poles, but it’s a good idea to bring your personal fishing gear as the kids can catch catfish and crappies ...more serious fishermen catch trout. We have a large gravel parking area for your boat or trailer. 


There is a large storage facility with a 14’ X 16’ rollup door and insulated/heated shop/craft room on the property for the owners’ use.


The Lake House is 12 miles from Prineville Municipal Airport and 27 miles from Bend/Redmond Municipal Airport which has non-stop flights from Los Angeles, San Francisco, Portland, Salt Lake City, Denver and Seattle on United, Delta, Alaska and American airlines. There is paved highway all the way to the edge of our property.
